Preparing a House for Sale

There may be mixed feelings when putting a house up for sale. Sometimes, a person cannot wait to sell and move out. In others, where sentimental value is attached to the house, it is difficult to “let go” and move on. However, no matter the emotions involved, when selling a house, the seller would like to get a good price and the best deal possible to make the transaction profitable.

There are some tips that can be followed to ensure that the house is ready for sale.

Market value:  A professional estate agent with knowledge of the local market and the capacity to study comparable properties will be able to give you an idea of the “right price” to ask. This is important as a too-high price will put off potential buyers and the opposite may bring a quick sale, but will probably result in a loss.   

Declutter and depersonalise:  A buyer needs to see an almost empty home so that he/she can envision it according to taste. First sight: Kerb appeal is one of the major factors to a potential buyer. If the first view of the house is attractive – with a neat and tidy garden, a well-mowed lawn and clean windows and doors – it could immediately invite attention. 

Staging a home:  The advantages of the property should be enhanced. For this, staging the home to accentuate its unique features is important. A fresh coat of paint is cost-effective and could light up the house. However, neutral colours should be selected for the best presentation. For online viewers, well-portrayed photographs identifying the assets such as space, lighting, modern amenities or outdoor space will be an added attraction. A professional photographer may be required, so that the best aspects of the house are displayed on social media, drawing more potential buyers.

Repairs and maintenance:  This covers both minor and major repairs. Any visible features such as broken fixtures or leaky appliances, especially in the kitchen and bathrooms should be repaired. Water pressure and electrical appliances should be checked. If within the budget, any additional amenities such as installing gas or oil heating could add value. Double-glazed windows, besides blocking noise and being easy on maintenance, are also energy efficient. Modern kitchens can also add to the value and, consequently, the price. Before carrying out major renovations, the age and condition of the building should be taken into account. Also, if other properties in the locality with such renovations have sold for a higher price, then it may be worth the input of capital. The estate agent will be able to brief you on this. However, the renovations should be in classic style, rather than trendy ones, as the buyer should not be aware of when the update was carried out.

Pet and other odours:  Nothing is more off-putting than the smell of dampness, tobacco or pet odours. Air purifiers and non-toxic cleaners can help get rid of these.

Documentation:  Ensure that all relevant certificates and documentation are on hand. These include EPCs (energy performance certificates), guarantees for work done, certificates showing compliance with building regulations and, of course, the property papers.
